Missed out on the previous BTO launch? Not to fret, the details of the next HDB BTO launch has been announced and for November 2022, around 9,500 units of BTO units will be offered across 5 estates. This includes non-mature estates such as Bukit Batok, Tengah and Yishun. As well as mature estates such as Queenstown and Kallang/Whampoa.
So, if you missed out on the previous August BTO launch, here are more BTO projects in November 2022 that you can try balloting for again! The November 2022 BTO launch also includes a HDB estate that was quite controversial which drew a lot of protests! So, let’s check out what the upcoming November 2022 BTO launch has to offer.
For the November 2022 BTO launch, only the BTO projects in the non-mature estates will be offering 5-room flats. These include estates include Bukit Batok, Tengah and Yishun.
This is similar to the recent BTO launches for the past years, whereby the projects in the central mature estates will not be offering 5-room flats.
HDB only reveals PLH housing information during the BTO launch. However, we are expecting 2 of the November 2022 BTO projects, the Kallang/Whampoa and the Queenstown projects to be under the PLH model due to their close proximity to the MRT and their city fringe location.
There are 2 BTO projects from November 2022 which have direct access to the MRT. The 2 projects are the Kallang/Whampoa BTO which is located directly behind Kallang MRT station, and the Tengah BTO which is located along Tengah Garden Avenue, next to Hong Kah MRT station.
The location of the Bukit Batok BTO is at an intersection of Bukit Batok West Avenue 5, and Bukit Batok West Avenue 2.
Based on the map, we can see that there is access to Bukit Gombak MRT station (North-South Line), although it might be a 9 to 10 minute walk. Bukit Gombak MRT station is also the hub of the neighborhood, with McDonald’s, minimarts and TCM clinics.
For individuals who love being around nature and greenery, Bukit Gombak Town Park, also known as ‘Little Guilin’ is located within walking distance from Bukit Gombak MRT station.
For your grocery shopping needs, Le Quest Shopping Mall is around 10 minute walking distance from the site. With stores like FairPrice Finest, Guardian, McDonald’s and Koufu, rest assured that you will be able to satisfy your grocery shopping needs and your food cravings. There is also a Sheng Siong located at Block 468B should you need to purchase your day-to-day essentials.
Lastly, there are various schools likely within the 1 km Home School Distance from the site. This includes Dazhong Primary School, MOE Kindergarten @ Dazhong, Lianhuan Primary School, St. Anthony’s Primary School, Hillgrove Secondary School and Swiss Cottage Secondary School.
In general, the Bukit Batok BTO project would be a good location for most families due to the various schools and day-to-day amenities nearby. However, there is a lack of major retail malls in the area (though some may consider this a bonus), and individuals might also find the distance to Bukit Gombak MRT far.
If you are one of the individuals that value convenience, the Kallang/Whampoa BTO project would be of great interest to you. With the plot of land being close to the MRT, due to its amazing location, our guess is that there might be a good chance that this site would fall under the PLH scheme.
The land in which the November 2022 Kallang/Whampoa BTO will be residing on is situated right next to Kallang MRT station (East-West Line). Kallang MRT station is only 2 stations away from Bugis MRT station, 3 stations away from City Hall MRT station, 4 stops to Raffles Place MRT station and 2 stops from Paya Lebar MRT station. As Kallang MRT is only a few stops from major commercial hubs and city areas, this probably would make it the best located BTO launch estate on the list.
Apart from the convenience of Kallang MRT station, there are also various nearby amenities such as NTUC FairPrice and Giant being located just 5 minutes away. It is also near the major stretch of Geylang Road, where there are various coffee shops, eateries and restaurants (some even open till 3am). If you’re a foodie or love to get late night suppers, the Kallang/Whampoa BTO project will not disappoint.
However, certain individuals might not like the Kallang/Whampoa BTO project as this location is a heavily-built up area, with little to no greenery and some may even find the location too urban. Additionally, there is a lack of schools within 1 km Home School Distance so families might not be fond of this BTO estate.
Another prime location that might be falling under the PLH scheme would be the Queenstown BTO projects. There are 3 BTO launch sites in Queenstown for the November 2022 BTO launch.
This BTO project is situated near the intersection of Queensway and Portsdown Avenue which is next to Queensway Crescent, another development that is currently undergoing construction.
This BTO project will only consist of 3-room and 4-room flats, totaling to 960 units.
The plot is within close proximity to the Rail Corridor, with one of the access points being the tip of the plot, at the intersection of Portsdown Avenue and Queensway.
However, this is one of the less accessible Queensway sites that is further away from Queensway MRT station. Fortunately, the plot is within close proximity to Anchorpoint Mall and Queensway Shopping Centre. If you’re an active individual, there are a bunch of sporting goods in Queensway Shopping Centre. There is also a huge variety of food options available at Anchorpoint Mall such as Starbucks, KFC and Koufu. For grocery shopping needs, there is a FairPrice located at Stirling Road just 7 minutes away.
Alexandra Hospital is also nearby, this could be a bonus to some, but others might find this a taboo, or would not want to be disturbed by ambulance sirens in the middle of the night since the plot is so close to a hospital.
This BTO project consists of 2-room Flexis, 3-room and 4-room flats, totaling to 960 units.
This is another BTO project that might fall under the PLH scheme as it is situated just directly across Buona Vista MRT station (East-West Line and Circle Line).
This plot has many amenities within close proximity, such as The Star Vista and The Rochester Mall. Star Vista is a major mall in the area with a variety of food options ranging from fast food, steamboat and even Korean barbeque! The Star Vista also has Cold Storage for your grocery shopping needs, various banks and even a Teo Heng KTV outlet! You will definitely not have to worry about being bored on the weekends when you live within close proximity to The Star Vista.
The plot is also within walking distance to Holland Village. With the up and coming One Holland Village development, you can definitely see more upgrades to the area in the future. So, if lifestyle options are a huge deal for you, this location is definitely one to consider.
Another huge bonus to note would be the close proximity to One-North, which is only 1 MRT station away. One-North is a tech and media-hub and flats here will be highly sought after for rent after the Minimum Occupation Period (MOP) is up. Hence, we believe that this is one of the better locations on the list of BTO options for the November 2022 launch and we can expect a high demand even if it falls under the PLH scheme.
This BTO project consists of 3-room and 4-room flats totaling to 1,330 units.
Similar to the BTO project between Ghim Moh Road and North Buona Vista Road, this plot is situated within close proximity to the MRT station and might fall under the PLH scheme.
The location of this BTO project is directly between Commonwealth Ave. West and Ulu Pandan Park Connector. It is a 4-minute walk from Dover MRT station (East-West Line), where you can find Singapore Polytechnic. For grocery runs, you can find an NTUC and a Sheng Siong at Ghim Moh Edge/Link/Valley. There is also a hugely popular market across the bridge at Ghim Moh where a variety of affordable food options are available.
Additionally, residents will have easy access to the shopping malls nearby, where The Star Vista is only 1 MRT station away and Holland Village, 2 MRT stations away. Another major commercial hub, Jurong East, is also 2 MRT stations away from Dover MRT.
This site is the one that saw some controversy in 2021, when nature activists feared potential damage to Dover Forest. Fortunately, a compromise has been reached, whereby only the western half of Dover Forest will be untouched and left alone.
This BTO project consists a variety of 2-room flexis, 3-room, 4-room and 5-room flats, totaling to 2,070 units.
This BTO project comprises 2 plots of land that are side-by-side. So, we are guessing they will have similar traits. We can also assume that the more popular one of the 2 sites would be the one that is situated closer to Hong Kah MRT (Jurong Region Line), which will not be operational till 2027.
As you can see on the map, there are a variety of amenities that will be available only in a few years. Due to Tengah being a new estate in Singapore, there is currently a lack of malls and eateries in the area. Unfortunately, buyers of this area would need to travel out of the area often for their needs. However, you can expect to see new amenities spring up one-by-one and this area would be one to invest in for the long run.
This BTO project consists a variety of 2-room flexis, 3-room, 4-room and 5-room flats, totaling to 2,960 units.
There are a total of 3 sites in Yishun, all situated next to each other. They are in parallel along Yishun Avenue 1 and Miltonia Close. The 3 sites are also located near Orchid Country Club and Yishun Dam, making it perfect for those looking to live near greenery and nature.
Connectively is not this area’s strongest suite as the nearest MRT station, Khatib is a 30-minute walk away. Hence, residents would need to be content with taking the bus.
As this area is not as urban compared to the other BTO projects like Queenstown or Kallang/Whampoa, this BTO project would be more desirable for families who are looking to live in a quieter residential area.
Additionally, there are various flat types for this project ranging from 2-room flexis to 5-room flats, which would be perfect for households of all sizes who are looking to purchase an affordable flat.
From the map, you can see that the government has plans for upgrading the area in the future, such as the proposed park, the place of worship etc. So, the scenic views from the homes might be affected once development starts to take place. However, similar to Tengah, you can expect to see amenities spring up one-by-one and this area might be one to invest in for the long run.
